Owner statements

A snapshot of your monthly earnings and expenses

Every month, Avari provides you with an owner statement that summarizes your rental home's performance for the previous month. We are continuously improving both the owner portal and the statement itself to make them easier to read and give you better visibility into what is happening at your home.

WHAT YOUR STATEMENT INCLUDES

What you’ll find each month

Your statement opens with a financial summary that includes an initial balance. A positive balance means money is due to you. A negative balance means money is owed to Avari. Below that summary, you will see:

Avari House2

Rental income

Avari Cash

Management fees

Avari gear

Maintenance, repairs, and housekeeping charges

Avari Assets

Any credits or refunds issued

Avari Quality Fixed

Working capital held (reserve balance)

Avari Good suprises Fixed

Proceeds: the amount you will receive after subtracting expenses and reserve from net rental income

TIMING AND PAYMENTS

When to expect your statement and payment

Here is how the timing works:

  1. Your statement posts and your payment is released by the 8th of each month.
  2. ACH payments are released on the same date as your statement. You should receive your payment within five business days. If you do not receive it within that window, please reach out so we can look into it.
  3. Check payments are mailed the week of statement release. If you do not have ACH information on file, you will receive a check for the current pay period. You can update your payment preferences in your owner portal at any time to switch to direct deposit going forward.

WORKING CAPITAL

What is the working capital (reserve balance)?

Your working capital, typically $500 or more, is a set of funds held in your Avari account to cover any unexpected expenses such as emergency repairs. Having a reserve in place means we can act quickly and address issues without delays.

We will always contact you before applying any charge of $500 or more.

CO-OWNED HOMES

What if you co-own your home?

If your home is co-owned, your statement will include a line showing what all other owners earned that month based on your respective ownership percentages.

IF SOMETHING DOES NOT LOOK RIGHT

Your local property manager is your first point of contact for any questions about your statement. They are backed by an area director, regional director, and associate property manager who are also available if needed.

Our local teams know your home best and can walk through anything with you. We would rather hear from you than have you sit with a question or a concern.
