We know change raises questions. Here's where you'll find all the answers regarding the transition from Vacasa.

Your Checklist

Steps to complete as soon as possible (Action Required)

  • Download any documents you need for the 2026/2027 tax season from your Vacasa Owner Portal — access will be limited after your transition date
  • Watch for your Avari Owner Account invite from Guesty via email arriving on or beforeĀ September 1st.Ā 
  • Once you have access to your Avari owner account — review your calendar, confirming all holds and reservations migrated correctly
  • Flag any discrepancies in your calendar as soon as possible
  • Confirm your address in Owner Profile (especially if receiving payments by check)
  • Set up Direct Deposit in Owner Profile → Payout Details → Add Payout Method
  • Submit your W9 via the secure link in the Payments & W9 section belowĀ

  • All reservations, property data, and guest information are being migrated to Avari's platforms behind the scenes
  • Guest experience continues uninterrupted — current reservations and upcoming stays proceed as normal
  • Go-live date: September 1, 2026 — your property will be live on StayAvari.com, Airbnb, and VRBO
  • Booking.com and Marriott channels coming soon after go-live
  • For the first 30 days, your owner portal will have a limited view as full history is migrated from VacasaĀ

ABOUT THE TRANSITION

Will my local team change?
No — your local property manager remains the same. They now have Avari's full resources, technology, and operational standards behind them.

Will my guests be affected?
No — current reservations and guest communications continue uninterrupted through the transition.

What happens to my Vacasa portal access?
Access will be limited after October 1st. Download any documents you need for the 2026/2027 tax season before then.

PAYMENTS & STATEMENTS

Who pays me for reservations after September 1st?
Reservations departing before September 1st are paid by Vacasa. Reservations departing on or after September 1st are paid by Avari.

When will I receive my first Avari statement?
By the 10th business day of October, viewable in your owner portal.

What if I don't set up Direct Deposit in time?
A check will be mailed to your address on file for September reservations if not set up by September 30th.
