The unit itself was pretty and nicely decorated, but our experience had several frustrating issues. The listing says Alys Beach, but it’s actually in Santa Rosa Beach, about 5 miles away, which was misleading since we chose it for proximity.
Communication was poor—we asked multiple times about construction and parking and didn’t get clear answers . Arrival was stressful due to unclear parking instructions and difficulty getting gate passes for our second family.
Construction was a major issue. We were told it would be done, but it wasn’t—workers were sanding our deck early in the morning.
Other issues: patio furniture was unusable in the garage, kitchen lacked basics, only one small trash can, and bedding was minimal (thin covers, no extra blankets or pillows).
The unit has potential, but better transparency and preparation are needed.

This home could not have been a better fit for our family of 5! The living area was perfect for everyone to spend time together for meals and playing games. The pool and the beach was right outside of our door which made our days so seamless. The entire place was so clean and came with great appliances that worked wonderfully. We just overall loved our stay at this property and would recommend this place to anyone!

The house itself is spacious, beautifully maintained, and was spotless upon arrival. It’s located near a gorgeous stretch of white sandy beach with clear water, and the pool on-site was clean and very enjoyable. The price point was fair for the size and quality of the home, and the maintenance staff (especially one individual who helped us with the hurricane doors) was responsive and kind.
However, there were several issues that affected our overall experience:
Construction: We were not notified of active construction next door until the day we checked in. The noise was loud—even from the beach—and the smoke and dust made it difficult to enjoy the balcony. The walking path to the beach was sometimes blocked due to construction equipment.
Beach Access Confusion: There was no clear guidance on how to access the beach. The main route involved crossing a dune lake with murky water, and we weren't made aware of an alternate path until later.
Beach Gear: No beach equipment was provided which was understood, though a few leftover items from past guest were in the garage. This would have been nice to know was a possibility.
Garage Issues: A golf cart (not for guest use) was stored in the garage. Again would have been nice to have been notified. The garage fridge was broken—ice we purchased melted and leaked all over.
Coffee Setup: The listing only mentioned a drip coffee maker, but there was also a K-cup option available. This was a nice surprise, but clear details would’ve helped us prepare better.
Hurricane Doors: We weren’t given instructions on how to secure the hurricane doors until day 3. This affected both indoor temperature and our feeling of safety, especially at night.
Amenities & Gate Access: There was confusion about access to clubhouse amenities (we were told we had access at the gate but later learned we didn’t). Also, a neighborhood gate code would have made it easier to reach the bike/walking paths along 30A.
