HOUSE RULES AND TERMS

By booking this reservation, you agree to the terms below and to the Avari Vacation Rental Agreement sent after booking. Any Unit-Specific Terms for your property (such as resort or local requirements) override these terms. If anything here conflicts with the terms of the booking channel you reserved through, the channel’s terms control.

Guests and Occupancy

- The responsible renter must be at least 25 years old (or the minimum age in your Unit-Specific Terms or required by law, if different), must provide proof of age on request, and must stay at the property for the entire rental. Guests under the minimum age must be accompanied by a parent or legal guardian.
- The number of guests may not exceed the number listed in your reservation or the maximum posted occupancy.
- The renter is responsible for the actions of all guests and for making sure everyone follows these rules.
- Stays are temporary only, and the property may not be used as a permanent residence.

Property Rules

- Quiet hours are 10 p.m. to 8 a.m. Please be respectful of neighbors, follow all parking rules, and lock doors and windows when you’re away.
- No smoking of any kind is allowed anywhere on the property, including porches, decks, and outdoor areas.
- No pets are allowed unless authorized in your reservation. Bona fide service animals are permitted as required by law. Emotional support animals are not permitted unless authorized as pets. A no-pet policy does not guarantee that animals have never been in the property or that it is free of pet allergens.
- No parties, events, commercial photography or filming, or tents or other structures are allowed without Avari’s written permission, and additional fees may apply. Charcoal grills are not allowed.
- No illegal activity is allowed on the property or its internet service, including unlawful downloads.

Fees and Charges

Subject to the booking channel’s terms, you authorize Avari to collect the following through the booking channel or the payment method on your reservation, where applicable:

- any damage or loss during your stay,
- up to $1,000 for pet policy violations, including extra or different pets than authorized,
- up to $500 in additional cleaning (or the actual cost, if greater) for rule violations or excessive mess,
- any fines from police, government agencies, utilities, or HOAs, plus related damages, and
- a late departure fee of up to one night’s rental if you don’t check out on time.

Rule violations may result in termination of your stay and removal from the property without a refund.

Property Conditions

- Please report any maintenance, housekeeping, or safety issue to Avari right away and allow reasonable time for us to fix it. We may enter the property with reasonable notice, or immediately in an emergency.
- The property is provided as is. Shared amenities such as pools, hot tubs, parking areas, and fitness centers are outside Avari’s control.
- Properties may have features with inherent risk, such as stairs, docks, hot tubs, or wildlife, and guests use them at their own risk. Adults are responsible for supervising any minors at all times.

Check-In, Check-Out and Travel Insurance

- Early check-in and late check-out may be available for an additional charge.
- We recommend travel insurance to protect against financial loss if you need to cancel. Coverage may be offered through your booking channel at checkout, or you can purchase a policy from an insurer of your choice. Please review any policy for eligibility, benefits, and terms.

Cancellations and Unavailable Properties

- The cancellation policy shown on your booking channel at the time of booking applies.
- Avari is not liable and no refund or compensation is owed if the property is unavailable or unusable for reasons outside our control, such as severe weather, natural disasters, mechanical failures, evacuation orders, or utility outages.
- If the property is unavailable for another reason (such as an ownership change, removal from the rental program, or extensive repairs), Avari may substitute a comparable property. If none is available, you may choose another available property (paying or receiving any price difference) or receive a full refund. Substituted properties are subject to these terms and any Unit-Specific Terms for that property. All of this is subject to the booking channel’s terms.

Legal

- To the maximum extent permitted by law, Avari and the owner, and their affiliates, officers, directors, employees, and agents, disclaim all warranties and are not liable for indirect, incidental, consequential, special, or exemplary damages, or for personal injury, illness, emotional distress, or property damage related to your stay. This applies to all claims, including those based on warranty, contract, negligence, or strict liability. You agree to indemnify Avari and the owner for claims arising from your or your guests’ actions.
- These terms are governed by Oregon law, unless your Unit-Specific Terms or local law require otherwise. Disputes will be resolved through individual binding arbitration administered by the American Arbitration Association, except for eligible small claims. Class actions and jury trials are waived. See the Avari Vacation Rental Agreement for full dispute resolution terms.
- Avari may assign these terms without your consent. “Avari” means the entity named in your Unit-Specific Terms or, for U.S. properties without one, Avari LLC.
- In certain U.S. markets, Avari is required to run a sex offender registry check through Guest Ranger LLC, a third-party consumer reporting agency, and by booking you authorize this check. California residents may request a free copy of their report from Avari. Washington residents may request a summary of their rights under the Washington Fair Credit Reporting Act from the reporting agency.

Please note: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability. Free parking is available on the premises. The property is located in an area with potential wildlife encounters; please be mindful of bears and other animals. Quiet hours are from 10:00 PM to 8:00 AM. This is a non-smoking property. Parties and events are not allowed. The minimum age for guests is 25. Please dispose of trash properly and leave the property in a tidy condition at check-out. Enjoy your stay!
