Good value, spacious home in Black Butte, OR

The home was spacious and had comfortable beds. The upstairs king bedroom was great and we enjoyed the night time summer breeze that flowed through the open windows. We liked the decorations (it felt very homey) and the layout, plus every room had plenty of storage space (dressers and closets). The kitchen was fully stocked with everything you might need to cook meals. We liked the ping pong table and having the garage space available to safely store our bikes. The main TV is setup well for watching TV or using your own streaming services. The WiFi was great as well. The owners are very responsive and care about ensuring you are taken care of throughout your stay!

The home is outdated, but fairly priced versus newer homes in the area. The seating arrangement for watching TV was okay but not super comfy. The leather couch was turned at a weird angle from the TV and the best seat (reclining loveseat) was in the other living room (which was great for reading!) My only real complaint was the hot tub. The headrests and cover had a lot of black stains which looked to be from old mold/mildew that wasn't cleaned for a long period of time. I let the owner know immediately and they quickly responded and advised the hot tub maintenance company would be out the next morning to check it out and clean it if necessary. I know the hot tub cleaners came the next morning, but the black stains were not removed. I don't think the stains can be removed and (as a hot tub owner myself) would recommend the owner replace the headrests and cover to ensure there are no mold issues. The hot tub was fantastic...it was clean and it worked very well!

Avari response:

Thank you, John, for sharing your experience with us. We’re thrilled to hear that you found the home spacious and comfortable, and that you enjoyed the summer breeze and the cozy decorations. It’s great to know that the kitchen met your cooking needs and that you had fun with the ping pong table and garage space for your bikes.

We genuinely appreciate your feedback regarding the hot tub and the seating arrangement. We understand how important these details are for a relaxing stay, and we’re sorry that the hot tub cover and headrests didn’t meet your expectations. We’re committed to maintaining our properties to the highest standards, and your insights will help us improve. We’ll definitely take a closer look at the hot tub situation to ensure it’s up to par for future guests.

We’re glad to hear that our team was responsive during your stay, and we hope you felt well taken care of. Thank you for choosing Avari, and we would love to welcome you back for another stay in Black Butte Ranch.

Black butte is beautiful and relaxing. Met the home owner as he lives close by. Overall home is great. The property management needs to work on the cleaning of the bathrooms and the kitchen needs new pots and pans. It’s difficult to cook for large families. Eliminate all the unnecessary gadgets in the kitchen and replace with decent cookware and you would have less frustrated cooks. Location is great, AC & hot tub is a bonus. We enjoyed our stay.
