Black Butte Ranch is a beautiful place to visit, but I do not recommend using any of Avari's homes. They did not provide the lock box code until 30 minutes after my check-in time. I requested the code multiple times via Airbnb messaging, which they responded negatively. Then I decided to call and they gave me the wrong code, so I had to call a second time and finally got the code. When I got in the house, I saw it hadn't been cleaned from the previous tenant. After another hour the local property manager called and informed me a cleaner was on the way, which was helpful but we weren't able to use the home until after 8pm when check-in was 4pm (and I have 4 kidsðŸ˜
, so entertaining 4 kids after a 2 hour drive was chaotic and I do not feel the Avari company cared at all about how much of an inconvenience it was). The local manager was awesome, but the company itself is not good. Black Butte is SO worth visiting but I would strongly recommend through another rental company.

We really enjoyed our stay and found the home clean, comfortable, and welcoming. We especially appreciated having 3 bathrooms for the bedrooms, plenty of towels, and a fully equipped kitchen with pots, pans, and cooking utensils. Our child loved the loft area, and the backyard has a beautiful view.
Check-in was a little stressful at first because the lock code provided was incomplete, so we had to message/call for the correct code, but it was resolved quickly. We also appreciated the Mrs. Meyer’s hand soap, especially for those sensitive to harsher soaps.
The shampoo, conditioner, and body wash dispensers were provided as well, though some of the pumps were a little difficult to use.
Overall, we really liked the house and genuinely enjoyed our time there. It’s a beautiful space with a great layout for families or groups, and with just a few small improvements to the amenities and check-in process, it would feel even more exceptional.

Overall, great stay. BBR is awesome, but so expensive. This little house was surprisingly affordable! The check-in was tricky; the lines in the emails where the entry codes were supposed to be were blank, so we had to call to get the lockbox code for the key to get into the house. Thankfully, the phone # was easy to find, and someone answered promptly even though it was after 8 pm. Inside was exactly as described, save two surprises: 1) All the dead ants on the floor--granted it was ant season, in a forest--so we appreciated the effort to maintain appropriate ant killers around the house so we didn't walk into live ants everywhere! 2) None of the air conditioners worked. All bedrooms had the same unit, and we couldn't get any of them to work despite changing batteries, resetting them, and looking up the model online to troubleshoot. Otherwise, we LOVED the back deck, kids LOVED the loft, and it was a perfectly functional space for exactly what we needed! Would stay again for sure!
