GUEST SCREENING
We screen every guest, every time.
The vast majority of guests are respectful and responsible, but we have invested in a screening process that identifies the outliers through a combination of automation, identity verification, and customer service training.
AUTOMATED SCREENING
We use a third-party ID scanning partner to:
Verify that each guest is legitimate and their booking is genuine
Confirm the guest meets the minimum age requirement to rent your property
Flag suspicious behavior and help prevent parties, noise violations, and criminal activity
MANUAL REVIEW
Flagged reservations will be assigned by a customer experience team member.
Any flagged reservation is assigned to a customer experience team member who will manually examine reservation details, including payment history and past booking behavior, and personally contact guests when needed. They ask questions about the stay to evaluate risk and share reminders about:
- Rental terms and minimum age requirements
- Our good neighbor and no-party policies
We offer, and may encourage, free cancellation to any guest who shows hesitation about our rental policies.
Our approach to home security considers your peace of mind, legal privacy requirements, and guest experience. As part of our program, every home is equipped with a smart lock and a noise monitor that detects excessive noise levels on the property.
This brings meaningful security and convenience to homeowners while keeping the experience smooth for guests.
Security cameras
We do not recommend adding security cameras for most properties, but we can accommodate them under specific circumstances. In general, cameras are only permitted in areas where guests do not have a reasonable expectation of privacy. Here is what that means in practice:
- Cameras may be placed on a front porch or driveway visible from the street, or in areas guests cannot access such as a locked owner closet or garage. Cameras are not permitted to monitor hot tubs or pools.
- If a camera is in place, its presence must be disclosed in your property listing. This is required by certain booking platforms, including Airbnb.
- Disclosure required by major booking platforms: Airbnb and other booking channels require that any camera present on the property be disclosed in your listing before guests can book. Non-disclosure can result in listing removal or account suspension.
Audio surveillance
Microphones and sound recording devices are not permitted in Avari homes. Under federal and many state laws, recording or listening to a person without consent is illegal. Noise monitors are an exception because they track decibel levels only and do not record or transmit conversation content.
Smart speakers
Amazon Alexa and similar devices are more legally complex, since third parties outside Avari's control may record voice commands or other conversations. If a voice assistant is present in your home, we will disclose it in your listing.
Video doorbells
Video doorbells such as Ring or Nest are also complex because many include audio recording features. Audio transmission must be disabled.

PROTECTING YOUR HOME FROM DAMAGE
Accidents happen. We are prepared.
Even with thorough guest screening, the occasional accident occurs. Here is how we handle it.
Damage waiver
In most markets, guests pay a small damage waiver fee that covers accidental damage up to $3,000. The fee is charged on a nightly basis based on the number of bedrooms in the property. To utilize the waiver, standard terms apply, with exclusions for damage caused by smoking, pets, criminal activity, or damages unreported before checkout. Avari will cover up to $3,000 in damages associated with a paid damage waiver regardless of whether the guest met all terms.
Avari Nest program
For the most comprehensive protection, all homes are enrolled in the Avari Nest Program. This delivers an additional layer of contractual protection during guest stays, including:
- Up to $1 million in damage protection for your home itself, including structure, electrical, and plumbing
- Up to $25,000 in coverage for damage to furnishings and valuables
- Up to $1 million in additional liability support
HOW WE HANDLE DAMAGES
If damage occurs, our housekeepers are trained to notice and immediately report it.
From there, here is what happens based on your coverage:
- Damage waiver applies: Your local team handles cleaning, repairing, or replacing damaged items. Our claims team follows up with the guest on any exclusions.
- Enrolled in the Avari Nest Program: You receive the supplemental contractual protection outlined above and your local team arranges repairs or replacement at no cost to you.
