What's nearby: Pack your sunscreen and bathing suit - the white sandy beaches of the Gulf of Mexico are just a few steps away! Splash in the emerald waters, build a sandcastle or watch for dolphins in the surf. Dine at any of the local restaurants located nearby, many are beachfront and all offer delicious seafood. Shop for beach gear and souvenirs at one of the local beach stores. Downtown Pensacola is a 10 mile-drive north for even more dining options, museums, parks, convenience stores, and more. SANS SOUCI RULES & REGULATIONS SMOKING BAN ON COMMON AREAS OF PROPERTY • All smoking, including without limitation, electronic cigarettes, is banned in and around all limited common elements, including, without limitation, all unit patios, and balconies, all outdoor and indoor common elements, including without limitation, hallways, the garage, elevators, restrooms, club room, offices, driveways, parking areas, pool deck, pool, hot tub, BBQ area, boardwalks and walkways. • If a unit owner allows smoking in the owner’s unit, the owner must contain the smoke emitted to the interior of the unit by, among other means, keeping doors and windows closed, sealing door frames and window frames as needed, and installing air purifiers. This intent is to keep the smoke from infiltrating adjacent units, common elements, limited common elements, patios and balconies. • Smoking is ONLY permitted in the designated smoking section in the northwest parking lot (next to the pool house). LUGGAGE AND GROCERY CARTS • LUGGAGE AND GROCERY CARTS ARE AVAILABLE FOR THE USE OF OWNERS AND RENTERS ONLY. CARTS ARE LOCATED IN THE GARAGE AREA. • PLEASE RETURN CARTS TO GARAGE AREA IMMEDIATELY AFTER USE. PARKING AND • LOADING/UNLOADING ZONES ARE PROVIDED IN THE GARAGE AREA FOR 15 MINUTE INCREMENTS. Move vehicle once unloaded. • STACKING CHAIRS AND UMBRELLAS IN GARAGE PARKING SPOTS IS PROHIBITED. PLEASE STORE THESE ITEMS IN YOUR LOCKER OR UNIT. • Speed limit is 5 mph in garage and parking areas. PLEASE USE CAUTION AROUND PEDESTRIAN WALKWAYS! • PARKING REGULATIONS AND RESTRICTIONS ARE STRICTLY ENFORECED. TOWING AND PARKING BOOTS ARE AUTHORIZED FOR USE IN ENFORCING THE PARKING REGULATIONS AND RESTRICTIONS. A parking boot will be placed on any unpermitted or unauthorized vehicle located in the parking garage or any other portion of the condominium property. The parking boot is secured to the front wheel of the unpermitted or unauthorized vehicle and immobilizes said vehicle. Management will charge $100.00 to remove the boot from the vehicle. A notice will be placed on the driver’s side window of the unpermitted or unauthorized vehicle to alert the owner that the vehicle has been booted. The notice will also provide the number to call to have the boot removed and the cost of such removal. LA PLAZA CONDOMINIUM ASSOCIATION, INC., WILL NOT BE RESPONSIBLE FOR ANY DAMAGE ASSOCIATED WITH ENFORCEMENT OF THE PARKING REGULATIONS AND RESTRICTIONS. GARBAGE AND LITTER PLEASE DO NOT LITTER THE PROPERTY OR THE BEACH • Household garbage chutes are located in the stairwell on each floor• Hang nothing from balconies, including towels, swimwear or other items. • Per Florida Statute #790.19, it is unlawful TO THROW OBJECTS OF ANY KIND FROM BALCONIES. VIOLATORS ARE SUBJECT TO PROSECUTION AND EVICTION. This includes shaking towels, emptying ice chests, and discarding cigarettes. BEACH RULES • The beach area in front of Sans Souci is ā€œpublicā€ and available on a first come-first served basis. An area in front of the Lazy Days storage box and to the left (east) is reserved for Lazy Days to put up beach set-ups each day. Owners/renters are asked to use the western side of the beach (or the eastern side past where Lazy Days installs their set-ups). • Florida laws protect SEA OATS and DUNES. Stay off sea oats and use dune crossovers to beach. • Sans Souci supports the ā€œLEAVE NO TRACEā€ policy. Be sure to remove all items from the beach every evening. • No glass containers are allowed on the beach. • Feeding seagulls and other birds is strictly forbidden. • No pets (except certified service animals) are allowed on the beach under Florida Laws and are subject to fines by SRIA. POOL AND SPA (HOT TUB) RULES • Pool and spa/hot tub hours and capacities are posted at the pool site. Please abide by the posted hours and capacities. • NO LIFEGUARD IS ON DUTY. SWIM AT YOUR OWN RISK. • Children under the age of 16 should be accompanied by an adult at all times. Children under the age of 12 must be accompanied by an adult to utilize the spa/hot tub. • No animals, food, alcohol, or glass containers are allowed within the pool fence area. Water and plastic containers are allowed. • Use of the hot tub should be limited so as not to get overheated. Please see Spa Rules at site for health warnings of using spa. • Please shower before going into pool, especially if coming from the beach. Sand and seaweed play havoc with our filters. • Please do not drink either the pool or spa water. GENERAL RULES • A security guard is present on premises at times. The security guard’s instructions should be followed when made. • Proper decorum and behavior shall be maintained at all times. Foul language and loud or offensive music is prohibited. • Parents are responsible for the conduct of children at all times. • Misuse of the elevators is prohibited and damages resulting from abuse will be paid by responsible party. • Noises should be at a level not disturbing the peace and quiet of others at all times. • Use of skateboards, scooters, roller blades, etc. are not permitted on property. Use the bike path in front of building. • Running, fighting and horseplay are prohibited. • No gas or charcoal grills allowed above the first floor, except an electric grill that is owner approved. A charcoal grill is available on the 1st floor common area for everyone’s use (first come-first serve). Please clean up after yourself. • Units will be occupied with no more individuals than the rental agreement stipulate. • Pets are not allowed, except by owners, and are limited in size small enough to be carried to and from units and on elevators. Pet clean-up is required. Pets are not allowed by guests, renters & tenants. • First floor patios are privately owned and restricted to use by those unit owners or renters, or tenants. • Access to each unit by the Association is granted per Florida Law. Entry into individual unit front doors Must Be via the Association Master Keys that are either a Schlage or Sargent, must have a nickel finish and be ADA compliant. • The first floor Clubroom is restricted for Owner use and the Owner must be present. A $50.00 deposit is required. • The Exercise Room is restricted for Owner use and children under 16 must be accompanied by an adult. CAUTION—ALL FLOORS, WALKWAYS AND THE BEACH CROSSOVER CAN BE SLIPPERY WHEN WET PUBLIC RESTROOMS ARE LOCATED ON 1ST FLOOR NEXT TO CLUBROOM GUESTS, RENTERS & TENANTS MAY BE EVICTED FOR FAILING TO ABIDE BY CONDOMINIUM RULES (Florida Statute 5009.141) DAMAGE AND CLEANING COSTS MAY BE ASSESSED AGAINST PERSONS RESPONSIBLE These rules and regulations are by authority contained in the Condominium Documents and Florida Statute 718

303 had a fantastic view & location. The beach access was easy & accessible only a few steps to the beach. The parking garage was nice for the rainy days, loading & unloading. Peg leg Pete’s located across the street was an amazing place to eat! The condo itself was a little dated. It had a great kitchen & layout. The bathrooms were small but very nice. We had an amazing week!
